What changed in August

On August 5 I moved my real estate license to American Dream Team Realty.

Same phone. Same email. Same person picking up. If you were working with me in July, nothing about how I work with you changed in August.

Most clients never think about which brokerage their agent hangs their license with, and most of the time they are right not to. The sign in the yard is not what gets your offer accepted. But a brokerage does decide a few things that reach you, and two of them are the reason I moved.

Here is what actually changed.

Somebody I trust on the other end

ADT is a digital brokerage with agents in 28 states.

That sounds like a corporate fact until you are the one leaving. A good share of my clients are not from here, and some of them will not stay here. People take jobs. Parents get older. A rental in another state stops making sense.

When that happens, the old version of this conversation was me handing you a name I found the same way you would have found it. Now I can connect you with an agent I actually have a line to, and I hear about it if the handoff goes badly. That is a different thing than a referral off the internet, and it is the part of this move my clients feel most directly.

It runs the other direction too. Agents in those 28 states send people to me when they land in the Treasure Valley.

The part that was really the reason

More freedom in how I market homes and take care of people. That was the whole reason I made the move.

I came to real estate from design. I spent years as a product designer and I still build websites for clients. At most brokerages that is a hobby you do on the side, because the marketing comes out of a template and your name goes in the corner of it.

What I wanted was to decide how a listing gets presented. Who shoots it. How the page reads. Whether a property gets a route guide, a comparison table, or a video walkthrough at the lot instead of the model home. Some of that shows up on this site. The rest shows up when it is your house on the market.

Trade-off worth naming: a brokerage that hands you the template also hands you the staff who run it. Doing it myself means it is genuinely mine and it is genuinely my time. I decided that trade was worth making. If I ever stop being able to make that trade well, you should hear it from me first.

Building the Idaho side

I am helping grow ADT's Idaho operation alongside Emily Meraz.

That means I am not working alone on the hard files anymore. When Emily lists five acres near Mountain Home and I have a buyer who wants land in the Air Force commercial zone, that is one conversation instead of two agents circling each other. When I hit a title question with no clean Idaho answer, there are people to call.

One piece of this is worth stating plainly because it saves actual money. If you are a veteran and you complete a transaction with ADT Realty, your $495 brokerage fee is waived. That is not a promotion with an end date. It is how the brokerage is set up.

What it actually costs to move

Changing brokerages in the middle of a year is not free, and I would rather say so than pretend it was seamless.

Everything with your name on it has to be rebuilt. Business cards, signs, the website, the email address, every profile that lists where you hang your license. Some of it I am still finding. If you get something from me that still has the old brokerage on it, that is a leftover and not a second job.

There is also a quieter cost. Switching looks like instability from the outside, especially to people who have been in this market a long time and watched agents bounce between offices chasing splits. I understood that going in. The answer is just to keep closing files and let the work speak.

I moved because of the referral network and the marketing freedom. Not because of a split, and not because anything went wrong where I was.

Not going anywhere

I am not going anywhere. I am just growing.

If you are buying or selling in the Treasure Valley, the process is the same as it was in July. If you are leaving Idaho, I now have somewhere real to send you. If you are coming here from somewhere else, that is most of what I do. The Treasure Valley Buyer's Guide covers the process, and Why Idaho is the longer read with the numbers attached.

If you are an agent reading this

Most of this post is written for buyers. This part is not.

If you are licensed in Idaho and something above sounded like a problem you have, it is worth a conversation. The agents I think would do well here have a few things in common. They want to run their own marketing instead of waiting on a template. They have clients who move across state lines and no good way to hand them off. They are tired of being the most senior person in the room on their own file.

What ADT actually gives you is the 28-state network, a brokerage that does not fight you on how you present a listing, and in Idaho, a team that is still small enough that what you build counts. Emily Meraz runs the Idaho side. I am helping grow it, which is why I am the one writing this.

I am not going to pitch you a split in a blog post. Splits are a real question and they deserve a real conversation, not a line in an article. What I will say is that the move made sense for me on the numbers and on everything else, and I was not in a bad spot when I made it.

If you want to know what it looks like from the inside, book a call or email me at juliaespero@adthomes.com. I will tell you the parts that are good and the parts that are work. No recruiter script, because I do not have one.

Thank you to everyone who has referred a friend, sent me a listing link at midnight, or trusted me with one of the biggest decisions of their life. That is the part that did not change.
