Because the MLS has no HOA field, I open each listing by hand and confirm the dues are genuinely zero, not just blank or unreported.
Flood
I pull the FEMA flood map on every candidate and keep the ones outside the higher-risk zones, so financing and insurance stay clean.
Heat
Central forced-air, not window units. A comfort and resale check that quietly rules out a lot of older Caldwell and Nampa stock.
Value
A price-per-square-foot gut check against recent sales, so you know whether a home is priced with the market or ahead of it.
